Major reasons to get pre-approved, before shopping for a home:



Pre-qualification is NOT the same thing as Pre-approval. (ask your lender)
A PRE-APPROVAL will be more useful to you in most cases.

Saves time. You wont be looking at houses that aren't realistic. Also, it would really suck to fall in love with a property, then find out that you don't qualify.

If you decide to make an offer, this adds some weight to it. Most of the time a home owner will have several offers and a pre-approval can make your offer look better than the competition.

Negotiating a better price will be in your favor if the seller is motivated. If a seller needs to get into their new home, or make a scheduled move, then a pre-approval can go a long way.

There is a gap of time between "Contract to Close" so you can wait less time if you are already pre-approved. You will still need to finalize the mortgage, instead of starting the entire financing process after you find your dream home.

Real Estate agents work really hard. They don't get an hourly rate or per house showing income, so most agents will require a pre-qualification or pre-approval to show homes.

1.     Applying for new credit cards puts a hit on your credit each time.
2.     Keep all cards 30% below the max allowed.
3.     Closing an existing account may affect your debt ratio.

What should I do to ensure the highest possible credit score?

1.     Always stay current on existing accounts.
2.     Use your credit as per usual; a change in habits can be a red flag.

Below you will see a short list of tips about ORGANIZATION. Choose a higher standard for yourself and you will achieve your goals.

1. Immediately annotate important dates physically and electronically as you learn about them throughout your day. Create a system to write things down in a planner, and annotate important dates in your cell phone or favorite electronic device.

2. Create a habit to check social media ONLY at certain times in the day. Most people are not capable of being on social media longer that 2 minutes without drifting off into watching videos of kitties and babies. Be aware of what you are doing with your time.

3. Physical papers vs. Digital files. Sometimes we need both. Keep your digital files off of your desktop, name all folders properly, ensure to back up all digital files, and never send anything unsecured without checking with the receiver first. Filing cabinet with properly named folders for physical files can be used.

4. NO Clutter. Get rid of everything that takes up space in your work area. If you do not regularly use it, bye bye. Focus on keeping only the items around you that will help you achieve your goals.

5. DAILY lists must be created.... the night before. Try not to go to bed without creating a game plan for your next day. If you had some items on your list that you did not get done today, just transfer to tomorrow. You'll soon start to see what's really important.

There are many ways of doing the same thing, just don't confuse activity with productivity. Take your time and find what feels uncomfortable to you because that's probably the right thing. At first, you might have to operate out of your comfort zone until you find your groove. DO IT! Have the discipline to show professional growth and try the things that successful people around you are doing. No half-stepping. Commit to your career.
Here are a few ideas to think about:
1. Communication - Answer the phone, Call people back, Respond to emails in a timely fashion, follow up, text people that text you.
2. Tech stuff - Read about technology or watch videos on YouTube about the newest APPs, latest Real Estate trends, and learn it.
3. Your Area - Own it. Drive it, talk to everyone, research online, buy a map, get to know your streets like your life depends on it.
4. Follow up - That's it. Talk to your client. Explain everything. Find out things that you don't know. Follow up. Follow up Follow up.
5. Leads - Get them from places that you never would have imagined. Social media, face to face, business networking events, door knocks. Do it.
6. Your People - Who do you know? Who do they know? Are your professional partners part of the "A Team" too? Make sure that your client gets red carpet treatment through their entire process.
