Major reasons to get pre-approved, before shopping for a home:



Pre-qualification is NOT the same thing as Pre-approval. (ask your lender)
A PRE-APPROVAL will be more useful to you in most cases.

Saves time. You wont be looking at houses that aren't realistic. Also, it would really suck to fall in love with a property, then find out that you don't qualify.

If you decide to make an offer, this adds some weight to it. Most of the time a home owner will have several offers and a pre-approval can make your offer look better than the competition.

Negotiating a better price will be in your favor if the seller is motivated. If a seller needs to get into their new home, or make a scheduled move, then a pre-approval can go a long way.

There is a gap of time between "Contract to Close" so you can wait less time if you are already pre-approved. You will still need to finalize the mortgage, instead of starting the entire financing process after you find your dream home.

Real Estate agents work really hard. They don't get an hourly rate or per house showing income, so most agents will require a pre-qualification or pre-approval to show homes.
